Am I obliged to maintain the alarm, how often and who can do it?
If the system is connected to an alarm receiving centre or the premises are among those required to have one, yes: there are compulsory periodic preventive inspections and they have to be done by a registered security company.
How often depends on whether the system allows two-way remote inspection. When it does and that inspection is carried out at the frequency the regulation sets, the on-site inspection can be spaced out; when it does not, you have to go to the site more often. What does not change is that remote inspection does not replace walking in front of the detectors: it checks that the system responds, not that the detector at the back of the warehouse still sees anything.
And even if you are not obliged, maintenance is still what decides whether the system is any use in three years' time. It is also the first thing an insurance company asks for when there is a claim, and it is hard to improvise after the event.
