Do you work for the owner or for the main contractor?
For both, and it changes things quite a bit. With the owner the conversation is about what gets protected and what gets documented. With the main contractor it is programme, fixed price and coordinating the trades, and whoever decides the scope is not the person who will use the system. Both can be done well, and it is worth knowing which one we are in, because the awkward questions have to be put to whoever can answer them.
When the contract is with the main contractor, we ask to talk to the owner at least twice: when defining what is expected of each point and at the acceptance tests. Without that, what gets handed over is what the specification says and not what the person who has to live with it needs.
What does not change according to who pays is the handover. The documentation, the passwords and the certificate are always in the owner's name, even if somebody else signs the contract.
